Architectural Services

 

Our architectural services are comprised of four phases: Zoning Analysis and Buildings Code Review, Schematic Drawings, Design Development Drawings, and Construction Drawings and Specifications (condominium plans if required).

 

Zoning analysis and buildings code review typically determines the building bulk and the building code requirements. It determines the kinds of structures can be built or remodeled on the site, identifies and examines the land use, property use, parking, and surrounding environment. This phase helps determine the maximum potential of the project to help carry it out successfully.

 

Schematic drawings establish the intent and the overall conceptual design of the project. It formulates a clearly designed concept for discussion, revision and approval, including aesthetic preference, scale, goals, vision, site review, general materials and construction type. Schematic drawings typically consist of sketches and diagrammatic floor plans.

 

Design development drawings expand upon the schematic design and refine the project’s specific goals, delving into greater architectural detail, material and building systems. During the Design Development phase, drawings typically consist of floor plans, exterior elevations, building sections, key details, window and door schedules and revised computer renderings.

 

Construction drawings and specifications are used to price and build the project, establishing in detail the quality of materials and building systems required for completing the project. It specifies electrical layouts, lighting design, interior design selections, etc. This phase usually consists of floor plans, foundation plans, roof plans, interior and exterior elevations, window and door schedules, sections and construction details.

 

Engineering Services

 

Our engineering services include structural, mechanical, electrical and civil. They are provided by outside engineers in our request or retained directly by owners.

 

Our structural engineering services provide a detailed analysis of the structural design documents for construction, renovation and restorations. Field surveys are conducted to investigate the existing structures. This also includes engineering cost estimates, detailed summaries of existing conditions, and recommendations for improvements.

 

The mechanical engineering services include detailed analyses of the heating, ventilation, and air conditioning units, plumbing and sprinkler systems, and standpipes and fire department connections. It also provides analysis of electrical systems, such as fire alarms and fire suppression systems.

 

Our civil engineering services deal with the design, construction, and maintenance of the physical and naturally built environment. This includes the builder’s pavement plan, which regulates the construction and alteration of driveways, roadways, curbs and sidewalks, the sewer connection plan, which obtains sewer certification, backwater prevention plan (which includes the design of double check valves or RPZ systems), field inspections, progress and sections as required by the New York City Building Code during construction, final directive in inspection, builder’s building plan final inspection, and DEP final inspection for backflow prevention valves.

 

Note: Progress and special inspections may also be performed by the owner and retained by outside professionals.

 

Expediting Services

 

Our expediting services include filing and approval from the New York City Department of Buildings, New York City Department of Environmental Protection, and New York City Department of Transportation. We also provide services to obtain building permits and file for the Certificate of Occupancy (CO), and Substantial Completion Checklist.

 

Construction Administration

 

Our construction administration services include bidding assistance, approving change orders, review of contractor’s request for payments, field inspections, and filing as built plans and amendments. We work with our clients to assist in overall planning, coordination and control of a project. Our task is to produce a functional, financially viable project.
